What kind of pipes are in my house?

Short answer

In the East Valley, the year the house was built predicts the pipe better than anything else. Broadly: pre-1995 homes commonly have copper supply lines, with cast iron or clay sewer laterals in the oldest pockets. The 1995–2005 wave is largely copper under slab-on-grade. 2006–2015 sees PEX and PVC become common. And post-2016 construction is typically PEX on a manifold. Check the exposed lines at your water heater to confirm.

How to check yours in two minutes

Look at the pipes entering and leaving the water heater, and at the shut-off under a bathroom sink. Copper is unmistakable and dull orange-brown. PEX is flexible plastic tubing, usually red, blue, or white. CPVC is rigid cream-colored plastic. Galvanized steel is gray and threaded, and if you find it the house is old for the valley. What you see at the heater is usually what’s in the walls, though a partial repipe by a previous owner is always possible. That’s what a camera or a plumber's eye is for.

The eras, roughly

  • Pre-1995. Most of Scottsdale, Ahwatukee, Tempe and older Mesa. Copper supply lines now reaching the far end of a normal service life. Sewer laterals in the oldest pockets may be cast iron or clay, and the trees above them have had thirty years to find the joints. This is where root intrusion is a real first guess rather than a sales pitch.
  • 1995–2005. The boom. The boom that built most of Chandler and the first wave of the far East Valley. Slab-on-grade, copper commonly run under the slab, builder-grade fixtures and pressure regulators throughout. These houses are now old enough that everything installed at once is aging at once: second water heater, first PRV failure, angle stops that no longer turn.
  • 2006–2015. The second wave. PEX becomes common for supply and PVC for waste. Fewer pipe failures, so the problems move up into appliances and fixtures. First water-heater replacement cycle is landing now.
  • 2016–today. PEX on manifold systems, tankless more often, better sewer materials. Issues here tend to be workmanship, fixture-level, or warranty-era rather than pipe failure.

Why it matters for what you pay

Pipe material decides whether a leak is a repair or a repipe, whether a sewer problem can be cleared or has to be cut, and how a contractor prices access. It’s the first thing a good plumber asks and the first thing you should be able to answer. Knowing your build year and your pipe material changes the conversation from “something is leaking” to a specific job with a range attached.

One thing not to assume

Era guidance is era guidance, not a survey of your house. Builders switched materials at different times, subdivisions phased over years, and previous owners repipe. Treat this as the right first guess, then confirm it with your own eyes at the water heater.

Is there polybutylene in East Valley homes?

It depends entirely on when your part of the valley was built. Polybutylene was manufactured from 1978 to mid-1995. Around our Queen Creek location only 12% of homes predate 2000, so it’s very unlikely there; around Scottsdale and Ahwatukee, where most homes are older, it’s worth checking. PB is gray plastic with crimped fittings. Identify your supply material at the water heater rather than assuming either way. We would rather tell you it’s unlikely than sell you a fear you probably don’t own.
